I need a private investor(s) for fix and flip houses in northern colorado. Houses will range from $50,000 - $200,000. I am looking at a loan to value of no higher that 70% of the fixed up retail cost. We will then purchase the house for the 70% of the fixed up cost, minus any repairs that need to be made. FHA mandates that we hold the house for a minimum of 90 days before we can sell it. But we can do a lease option for that interim period and have the buyer pre-qualified before they move in.
