Its perfect duck weather... soft rain all day.
Not much wind... although I just heard they have tornado warnings in Weston. I'm presently in Davie... and its fine.

Thanks for your email... Hi to you. Things are going great for me... especially since Fay has been kind breaking up. We are getting some much needed rain... not much of anything else. Although I just heard there may be some tornados... bummer.

5% has been the max received but I am told by some that you can say no to the banks. My issue is with listing agent s who offer 3, 4 and sometimes 5% or more as a co-broke commission on the MLS to entice agents to show their shortsale listings. In my reading of our local SEF MLS Regulations, the offer of commissions is UNCONDITIONAL. It is my pet peeve and my belief that a selling broker may choose to pursue a listing broker to pay exactly the amount offered on the MLS and not be forced to accept less. Closing does not obviate the ability to get paid in full. We have already won in Arbitration on specifically this issue.
