Hi Dennis,
I've heard a lot of "talk" about getting 6% or more. I just haven't experienced that other than one time... when I persisted on a cash deal.. that came in pretty close to list/market value. Other then that one time... it's been 5%.
I agree with you re. agents listing co-broker commissions at a higher rate, trying to use a higher commission as an incentive.. only to negotiate it down later on. It lacks professionalism and lack of integrity. Buyers agents should know better.
At our board, Ft Lauderdale, it has been relatively accepted that commission may be negotiated down. We put that in the MLS and in our short sale addendum... so everyone knows what to expect.
It just the way things are right now... and we all have to understand that we need to work together to get these short sales closed.

However, we haven't rec'd more than 5%. I heard a lot of stuff about agents getting 6 or 7%... but we haven't experienced that.
